$40M in Penthouses Sell at Naples Development

Three penthouses at a luxury waterfront condominium project hat has yet to break ground in Naples have sold for more than $40 million total, according to a statement.

The sales mark a “major milestone” for 3300 Gulf Shore as the development transitions from reservation to contract phase, according to the developer, Delray Beach-based Kolter Urban.

When built, 3300 Gulf Shore will be an eight-story, Gulf-front building at 3300 Gulf Shore Blvd. The complex will contain 51 residences, with units starting at $3.7 million.

Construction is expected to begin in January 2026 with completion in 2027, a representative for Kolter Urban says in an email to the Business Observer.

Kolter Urban purchased the 3.07-acre site in January for $92.5 million. It used to be the home of the Executive Club, a condo building that was previously demolished.

At 3300 Gulf Shore, each condominium will have two to five bedrooms and span 2,000 to more than 7,500 square feet, according to a statement. Highlights will include floor-to-ceiling windows and expansive terraces.

Among the amenities will be a private marina with 16 boat slips and a watersports launch in addition to a 75-foot sunrise lap pool overlooking the marina. Also available will be a wellness center with sauna, cold plunge, spa and yoga room; private bar and sports lounge; and 24-hour concierge service, according to a statement.

“With just 51 residences and 18,000 square feet of amenities, 3300 Gulf Shore has quickly become one of Naples’ most desirable addresses,” Kolter Urban West Coast President Brian Van Slyke says in a statement.

William Raveis Real Estate is the exclusive sales and marketing partner for 3300 Gulf Shore.

Kolter Urban, which is focused on developing luxury condominiums with 50 to 500 residences in walkable or waterfront locations, has more than $6.3 billion in complete and in-progress real estate projects in the southeastern United States, according to the statement. Many of its developments are coming to life around the region: Olana Naples Residences recently launched, while The Island at West Bay is under construction in Estero. Kolter Urban is also developing The Ritz-Carlton Residences Sarasota and 1000 Boulevard of the Arts in Sarasota; Art House St. Petersburg, which will be completed this year; and ONE Tampa, a 42-story tower under construction in Tampa.
